When something goes wrong with a roof, the first question most homeowners ask is whether it can be fixed or whether the whole thing has to go. It is a fair question, and it deserves an honest answer rather than a sales pitch. Our motto is “never a job too big, or too small,” which means we are just as glad to fix a few shingles as we are to put on a new roof. Here is how we think it through, so you can understand the decision before you search for a roofer near me and start calling around.
How Old Is Too Old for a Roof Repair to Make Sense?
Age is not the only factor, but it is a big one. Asphalt shingle roofs typically last around 15 to 20 years. A roof that is well within that range and has a single problem area is usually a strong candidate for repair.
As a roof gets closer to the end of that range, the math changes. Shingles become brittle, granules wash into the gutters, and the seal between shingles weakens. Repairs on an aging roof can still be worthwhile to stop a leak, but you may find yourself calling for another repair after the next storm. At that point, putting the money toward a full replacement often makes more sense.
What if I do not know how old my roof is?
That is common, especially if you bought the home from someone else. A close inspection can usually tell us a lot about the roof’s condition, which matters more than the exact date it was installed.
When Is the Damage Small Enough to Repair?
Damage that is limited to one area, with the rest of the roof in good shape, can usually be repaired. Typical examples include:
- A few shingles lifted or blown off by wind.
- A cracked or worn pipe flashing letting water in around a plumbing vent.
- Failed flashing around a chimney or skylight.
- A small leak caused by a single damaged spot.
- Gutter problems that are sending water where it should not go.
We repair both sloped and flat roofs, and if a storm has left an opening in your roof, we can provide emergency tarping to protect your home until the permanent fix is done. Learn more on our roof repair page.
Can a flat roof section be repaired separately?
Often, yes. Many homes have a porch or addition with a low slope roof. Roofs with a pitch of 2/12 or lower are a good fit for EPDM, a synthetic rubber membrane, and that area can sometimes be repaired or replaced on its own. See our EPDM flat roofing page.
When Does a Roofer Recommend a Full Roof Replacement?
Replacement becomes the better choice when problems are widespread, when the deck underneath is damaged, or when the roof is near the end of its useful life. Signs that point toward replacement include shingles curling or cracking across large areas, heavy granule loss, sagging or soft spots, repeated leaks in different places, and widespread storm damage.
When we do replace a roof, we do it fully. We tear off all old material down to the deck and never roof over old shingles, because going over doubles the weight and hides problems. We repair the deck, install drip edge, add Ice and Water Shield on the lower edge for the first 3 feet, and lay synthetic underlayment, never tarred felt. Then come the shingles, along with all new pipe flashings and proper roof vents or a ridge vent. Chimney flashing and skylights are addressed as needed.
Our preferred shingle is the Atlas Pinnacle Pristine with 3M Scotchgard algae protection, which includes a lifetime guarantee against black algae streaks, though we can install all brands. Read more on our full roof replacement page.

Why Do Repeated Leaks Usually Mean It Is Time to Replace?
Because repeated leaks in different spots tell us the roof as a whole is failing, not just one part of it. One leak is a problem to fix. Three leaks in three places over a couple of years is a pattern.
Every leak also raises the chance of hidden damage. Water that gets past the shingles can soak the deck, the insulation and even the ceiling below. On the Grand Strand, where humidity stays high much of the year, wet materials can be slow to dry out. A full tear-off is the only way to see and fix all of that at once, which is one reason we never recommend covering an old roof with a new layer.
If you are dealing with an active leak right now, do not wait. Read our guide to emergency roofers in Myrtle Beach and give us a call.
How Does Coastal Weather in Garden City Beach Factor Into the Decision?
Living close to the ocean puts extra stress on a roof. Salt air, sea breezes, strong sun and humidity all wear on shingles and metal flashings over time. Hurricane season runs from June to November, and summer brings frequent afternoon thunderstorms with wind-driven rain.
That means a roof in Garden City Beach that is borderline for replacement may not have much room to spare. If a roof is already near the end of its life heading into hurricane season, a patch may not hold up the way you need it to. On the other hand, a younger roof with storm damage in one spot can often be repaired, and if the damage came from a storm, we help with the insurance claim by documenting the damage, providing reports and coordinating with your adjuster.
Can I help a repaired roof last longer?
Yes, a little regular attention goes a long way. A few simple habits help a repaired roof hold up between inspections:
- Keep gutters and valleys clear of pine needles and leaves so water can drain freely.
- Look over the roof from the ground after big storms for missing or lifted shingles.
- Check ceilings and the attic for stains or damp spots, especially after heavy rain.
- Trim branches that rub against or hang over the roof.
- Call for a repair early, before a small problem has time to soak the deck.
What Should I Expect From an Honest Roof Inspection?
You should expect a careful look at your roof, clear photos, and a written estimate with no pressure to sign. That is exactly what our free, no-obligation inspection provides. We believe in educating homeowners, so we will explain what we found and why we recommend a repair or a replacement.
When you search for a roofing company near me, look for someone who is licensed and insured, shows up on time, and is willing to recommend the smaller job when it is the right one. Honest Roofers is licensed and insured in Horry County, and we do not knock on doors chasing storms. Our article on why everyone needs an honest roof assessment explains more.

Can I repair now and replace later in Garden City Beach?
Often you can. A repair can stop a leak and buy time to plan for a replacement. We will tell you honestly how much life we think the roof has left so you can plan ahead.
